The Real Estate Crowdfunding Review Late August 2018 Update

Newcomer ArborCrowd leaps to #5 in the rankings. Plus a new private club forum, private webinar for WFP Income fund and promising new hard money loan fund: IronBridge.

  • Arbor Crowd ArborCrowd is a newcomer to the rankings that specializes in multifamily (apartment) commercial real estate (CRE) deals. It offers both single property and multiple property funds, and to date has done all equity deals. They have burst on the scene at #5 with a dazzling number of industry-leading features including: ultrahigh skin in the game (and 51% when looking at both the sponsor and the ArborCrowd affiliate), industry-leading due diligence documents and the only equity site that does pre-funding.   • New forum! Since we hit 1,000 club members it was time to upgrade the old forum. The new one is so much faster, fixes all the bugs with emails, and has a bunch of new capabilities including file uploads (finally!), member to member messaging, chat and polls.   • Wilshire Finance Partners (WFP) Income Fund: Private webinar August 30th at 1pm This is a rare commercial real estate hard money loan fund, that claims to have never experienced a default in its history. They are doing a webinar for the club on August 30 at 1 PM Eastern. Read more...

  • IronBridge Hard Money Loan fund This is a very unusual hard money loan fund that the club is currently doing due-diligence on. Normally a conservative fund is a maximum 65% LTV but this fund is structured so that the notes are at a maximum of 25% LTV, which is unheard of. It also allows withdrawal in just 30 days, which is much shorter than other funds (which range from six months to a couple of years). The interest rate is a conservative 6%.
